Though no one knows your property better than you, the average, prospective buyer is not likely to discuss his likes and dislikes with you, the owner, but will with a realtor (most buyers prefer the owner not even be at home when they look at the property). It is difficult for you to follow up with a prospect because you may or may not know their names much less how to reach them, and if you did, it might be interpreted as anxiety to sell which gives the buyers a feeling that you will take much less.
