Ranch is located in southeastern Hopkins County, Texas, a
long-time dairy county in the sandy soils of Northeast Texas. The
dairy is situated on 215.55 acres, more or less, of which
approximately 175 acres are open pasture, 30 acres are trees and the
remainder in buildings. This dairy is located on Farm Road 2948 in
an area that has long been associated with cows, both dairy and
beef. The subject land and surrounding area is accessed by all
weather, public roads. The services and facilities needed for the
dairy are readily available in towns in the area such as Sulphur
Springs, Winnsboro and Dallas, Texas. The dairy is located about 10
miles south of Interstate 30, which connects from Dallas to
Arkansas.

capacity for 200 milking cows, and has had a permit, per the
owner.

is large enough and it has sufficient buildings to support a
small dairy operation, or a heifer-raising facility.

map, the subject is located in the south eastern part of the
county. Tracts the size of the subject are fairly common in the
county and in the vicinity of the subject. Agricultural use
tracts in the neighborhood tend to range from 50 to 400 acres.
LAND DESCRIPTION
The land portion of
the subject is a 215.55 acre tract of rural property in one
contiguous parcel. Hopkins County is divided into four quadrants or
county precincts with the subject property being in Precinct Two.
The land varies from slightly sloping to fairly level. It has a few
scattered trees on the pastures that are mixed with improved Bermuda
and native grasses and one corner of heavy woods. There are some
interior fences that are in average condition and exterior fences
are also in average condition.
The soil of the
subject land is mostly FrB, WoC and WtD. These types of soils are
deep, loamy, moderate to well drained, very slowly permeable to
slowly permeable soils. There is an area of Na soil as well, along
the creeks and in the wooded area. Soil maps and explanations are

IMPROVEMENTS
The following
improvements are found on the subject land. The improvements were
support buildings for a dairy. They consist of 1 primary house, one
employee house, a milking barn, a hay barn, and equipment barn/shop
with concrete floor. Also two metal feed storage bins, a drip shed
and several pipe pens, including a loading chute and hoof trimming
table. These improvements were built in 1994 – 1998 and appear to
be in a good state of repair.
Primary
Residence: The 3 bedroom, 2 ½ bath home with 1992 square
feet of living area was built in 1994 and is at the front of the
property, within walking distance of the milking barn. The house is
brick with a composition roof and is built on a slab foundation.
The home is in very nice condition with central heat and air, stove,
dishwasher and vent-a-hood. Nice patios and landscaping round out
this home with attached 2-car garage.

Milk barn:
This barn is a double 8 herringbone milk parlor constructed of block
with a metal roof. The floor and work pit is concrete and there are
holding stalls and feeds pans. The cows were fed in the barn during
milking.
It has a 2000 gallon milk tank with 2 compressors to cool the milk.
Drip shed:
This building is adjacent and attaches to the rear of the milking
barn. It is metal pole construction with a metal corrugated roof
and a concrete floor. It is 25 x 105 and has pipe fencing.
Hay barn:
100 x 50 with 3 enclosed sides and metal roof, built in
approximately 1994 is in good condition.
Shop:
60 x 40, insulated, with concrete floors, 2 roll-up doors, an office
area, plumbed for bathroom, has water and electricity and is in good
condition.
